Disney’s BoardWalk Villas brings the timeless charm of turn-of-the-century Atlantic City to Walt Disney World. BoardWalk Villas Rooms
Disney’s BoardWalk Villas features four types of accommodations: Deluxe Studios, One-Bedroom Villas, Two-Bedroom Lock-Off Villas, and Three-Bedroom Grand Villas. In addition to these room options, guests can also choose from a variety of views, including standard view, pool/garden view, or boardwalk view.
Deluxe Studio
Deluxe Studios at Disney’s BoardWalk Villas can accommodate up to five guests. Each room features a queen-size bed, double-size sleeper sofa, and a single pull-down trundle bed. The room also includes one bathroom, a small kitchenette area, and a private porch or balcony.

One-Bedroom Villa
Although more substantial in size, a One-Bedroom Villa at Disney’s BoardWalk Villas sleeps up to four adults. While a fifth guest can be accommodated, no additional bedding, linens, or towels are provided. These rooms feature a master bedroom with a king-size bed, as well as a queen-size sleeper sofa in the living room. One-Bedroom Villas also include a full kitchen and a split bathroom with a soaking tub, separate shower, and two sink areas. Additional amenities are a private porch or balcony, and a washing machine and dryer.

Two-Bedroom Lock-Off Villa
The Two-Bedroom Lock-Off Villas at Disney’s BoardWalk Villas consist of a combined Deluxe Studio and One-Bedroom Villa. This accommodation sleeps nine adults with one king-size bed, one queen-size bed, one queen-size sleeper sofa, one double-size sleeper sofa, and one single pull-down trundle bed.

Three-Bedroom Grand Villa
Three-Bedroom Grand Villas represent the largest room category at this resort. Each villa can sleep up to twelve guests with one king-size bed, four queen-size beds, and one queen-size sleeper sofa. This villa also offers a full kitchen and three full bathrooms. Additional amenities include a large private balcony and a washing machine and dryer.

Nightly point cost at Disney’s BoardWalk Villas starts as low as 10 points per night for studios, making it the most affordable Epcot area resort. One-bedroom and Two-Bedroom Villas have a starting range of 20-37 points per night, with Three-Bedroom Grand Villas starting at 77 points per night.

Annual Dues
2024 Disney’s BoardWalk Villas Annual Dues: $8.67 per point
Annual Dues or “maintenance fees” are paid yearly by Disney Vacation Club Members. These costs vary by resort and help cover real estate taxes, operating expenses, and administrative expenses for each resort.

Boardwalk Pizza Window: This convenient counter serves up whole and personal pizzas, salads, sandwiches, sweets, soft drinks, and even sangrias. Grab a quick bite to take back to your villa or dine al fresco along Crescent Lake.
Ample Hills Creamery: Treat yourself at this Brooklyn ice cream parlor offering a wide variety of flavors, mix-ins, and over a dozen signature creations.

Big River Grille and Brewing Works: This microbrewery and restaurant serves up award-winning beers and pub grub all in a family-family atmosphere.
ESPN Club: Catch almost any televised game and grab a bite to eat at this iconic sports bar.
Trattoria Al Forno: This casual Italian eatery serves up pizza and classic pasta dishes for dinner and a hearty breakfast featuring your favorite Disney fairytale characters in the morning.
Fine/Signature Dining:
Flying Fish: This signature dining experience serves up sustainable seafood and prime steaks showcasing seasonal flavors in an elegant atmosphere.

Belle-Vue Lounge: This 1930s-style lounge becomes a full-service bar from 5:00 pm until 12:00 am.
AbracadaBAR: Known as a “curious cocktail lounge,” AbracadaBAR is known for its unique storyline and creative cocktails.
Leaping Horse Libations: This poolside bar brings the charm of a carousel and a variety of drinks and snacks to the Lunar Park Pool.
Atlantic Dance Hall: From 9:00 pm until 2:00 am, Atlantic City Dance Hall offers guests age 21 and over an open dance floor, Dj, full-service bar, and no cover charge.
Boardwalk Joe’s Marvelous Margaritas: Stop by this boardwalk stand and grab a frozen margarita, pina colada, or famous Mickey Pretzel.
Jellyrolls: This popular piano bar offers beer, mixed drinks, sing-alongs, and great times. There is a $12 cover charge, and guests must be 21 years or older.
Shopping
Disney’s BoardWalk Villas offers guests a variety of shopping venues along the boardwalk featuring art, clothing, souvenirs, sweet treats, and more.
Pools and Amenities
Members and guests staying at Disney’s BoardWalk Villas can enjoy the fun at the Lunar Park Pool, which features a 200-foot wooden coaster-themed water slide, hot tub, kiddie pool, and playground area. There are also two quiet pools at the resort, one located on the DVC Villas side of the resort and one on the BoardWalk Inn side.

Transportation
One of the key features of Disney’s BoardWalk Villas is its short walk to Epcot’s International Gateway. Water taxis are also available for a quick trip to Epcot or Disney’s Hollywood Studios. Guests can take to the skies on the Disney Skyliner as you travel to Disney’s Hollywood Studios or a variety of other Resort hotels. Disney Resort buses are available, shuttling guests to Disney’s Magic Kingdom, Disney’s Animal Kingdom, Disney Springs, and the Disney water parks.
